An advertisement is not enough evidence. Before sharing documents or moving forward with a purchase decision, compare the ad with the Madmoun QR code, check the advertiser and the permit, then check the project or the title deed depending on the type of property. If any detail does not match, pause the process and ask for a verifiable document.
1. Start with the Madmoun QR code
The Dubai Land Department says that Madmoun, implemented with RERA through Trakheesi, links a QR code to the real estate advertising permit. In its announcement of 18 April 2023, DLD states that the requirement started on 24 April 2023 and that scanning the code lets you compare the advertiser’s and the property’s details, including the stated condition and features. The service can also show that a property has already been sold or rented. DLD recommends dealing with ads that carry this QR code: DLD, Madmoun, 18/04/2023, page reviewed on 25/09/2026.
For a first check:
scan the QR code from the original ad;
check that the result comes from the official DLD/Trakheesi path;
compare the advertiser’s name, the project, the property type, the condition and the visible features;
keep the date and a copy of the result;
if the QR code is missing, does not open or returns different details, ask for clarification before going further.
The QR code checks the information attached to the advertising permit within the scope of the service. It does not measure returns, does not replace a contract and does not guarantee the absence of disputes or risk.

2. Check the advertiser and the permit
DLD publishes a list of individual brokers licensed by RERA and a list of licensed brokerage companies in Dubai. Compare the name of the person, the agency, the contact details and the references you were given with the official results: licensed brokers and licensed brokerage companies, pages reviewed on 25/09/2026.
The DLD Validate Real Estate Licenses and Permits service lets you check electronic copies of licences and permits issued by DLD to real estate professionals, on the website or in the app. The Real Estate Ad Permit service describes the Trakheesi route and the issue of an electronic certificate for online, printed, outdoor or SMS ads. An advertising permit shows the administrative route of the ad within the service concerned. On its own, it does not establish the terms of a contract, current availability or the merits of an investment.
3. For off-plan property, check the project
For off-plan property, use the DLD Project Status Enquiry service. It lets you search for a project by land number, project number or name and shows status information, including the completion percentage when available. The service page, reviewed on 25/09/2026, offers access through the website, the app and WhatsApp.
The detailed interface shows fields such as project number, registration, start, progress, developer, management company and escrow: project status details. These are search and display fields of the service; their presence does not turn the ad into a guarantee of delivery or return.
The DLD Register Project service covers the registration of a project by the developer and the opening of an escrow account for an off-plan project. The Request to Activate an Escrow Account service covers how funds are released from the escrow account and asks the developer for project documents. These are developer-side services: ask for the project references and compare them with the QR code, the ad and the DLD status; do not assume individual protection from the word “escrow” alone in a sales message.
4. For an existing property, verify the title and status
The Title Deed Verification service checks the validity of a title certificate or title deed issued by DLD, on the website or through Dubai REST. The page was reviewed on 25/09/2026. Use the reference given by the seller or their representative, then compare the property’s identity with the information returned.
The Property Status Enquiry service accepts a search by title deed, property, Makani number or municipality number. Its interface includes fields for property blocking, municipality violations and active rental disputes; the page was reviewed on 25/09/2026 and shows an update dated 08/09/2026. The Detailed Property Report can bring together details on the owner, the property, a mortgage, a seizure, a suspension or the project; page reviewed on 25/09/2026.
Keep the original ad, the Madmoun result, the broker references, the DLD pages you consulted and the date of each check. This record helps compare versions of an ad; it does not replace a review of the contract, financing, tax or qualified legal advice.
